Description of 401-403 Boston Avenue Residence Hall

The new energy-efficient residence hall, developed and managed by Capstone Development Partners, LLC, will open in August 2027 and accommodate over 660 juniors and seniors, helping to free up housing in Medford and Somerville for working families in our community. Located at 401–403 Boston Avenue next to Dowling Hall, the building will offer convenient access to campus and the Medford/Tufts Green Line station. The mixed-use building will have apartments on the upper floors and new retail space on the ground floor, attracting foot traffic and adding vibrancy to Boston Avenue.

Project Design Priorities

Innovation and Collaboration
Tufts has selected Capstone Development Partners, LLC, a student housing and campus facilities real estate development company exclusively focused on working with colleges and universities in public private partnerships, to develop and manage the building. Through this collaboration, Tufts will be able to significantly reduce construction costs and time and benefit from Capstone's expertise.

Community, Connections, and Well-Being
The new residence hall continues the university’s work to expand housing options for juniors and seniors. When students live on campus, it makes a measurable difference in their education, to their engagement with the Tufts community, and to their lifelong connection to friends and to Tufts.

Sustainability
The building will meet rigorous energy standards. The all-electric construction advances Tufts zero-carbon goals while also meeting Medford's Stretch Energy Code, which includes encouraging electrification of new buildings to help Massachusetts meet its goal of net-zero emissions by 2050.

Accessibility
The scope of the project includes infrastructure improvements to Boston Avenue. Among the changes to make Boston Avenue safer, greener, and more accessible: the university will plant new trees on both sides of Boston Avenue, create new sidewalks and crosswalks, and install a Bluebikes Boston station.
